Multifunctional building in Thies

Located in the heart of the city of Thies, second city in terms of population of Senegal behind Dakar, this project of 8 levels is based on a plot of 623 m2 to create a building responding to a complex program organized into layers: space activity on the first two levels (930 m2) office space on the next two levels (1044 m2) then 4 levels of housing (1714 m2) for a total of 3688m2.

The facade is characterized by a double skin. A first skin is implanted at the alignment of the property limit in order to respect the urban continuity. This first skin, pragmatic and functional, also rigorously takes the programmatic grids of each typology (1.9 m for shops, 1.35 m for offices, random frames for housing).

A second skin, start on the 2nd floor at the office space, covers the entire street facade with variable depth passageways. it has 3 roles:
-bring a generous outdoor space to offices and housing,
-draw a rhythm of facade expressing each typology but also to grant exceptions, source of dynamism and kinetic effect,
-protect the main façade from direct sunlight from 11am to 7pm.
Adjustable sunshades can completely close the external walkways to create additional space.
A unique access to housing and offices is designat at the heart of the ground floor project. The office spaces are organized in such a way to offer a great deal of flexibility, they can be converted into an open space or a partitioned office with a 135 cm grid.

The last level, veritable roof top, has a 212 m² surrounding swimming pool deisgn around a 173 m² apartment.
